7 World Trade Center


7 World Trade Center, the first building constructed at the World Trade Center (WTC) after 9/11, is a 52-story building containing 1,300,000 square feet of office space. It is New York City’s first office tower with a green core and shell, and it achieved a Leadership in Energy and Environmental Design (LEED) Gold rating from the U.S. Green Building Council.

A technical consultant was contracted to analyze the energy use of the proposed building, and another firm provided commissioning assistance to ensure that the building was constructed according to its design and operated at maximum efficiency. Many cost-effective energy-efficient measures were incorporated into the design of 7 WTC, including:
• Low-emissivity glass to control heat transfer in and out of the building and reduce the cooling load
• High efficiency, direct expansion air-conditioning units
• Wet bulb reset temperature controls on the cooling tower
• Fans with variable speed drives on the cooling tower

7 WTC received State incentives, which helped to defray a portion of the implementation costs of these measures. Projected benefits include:  

• Annual energy savings of 1,324,232 kWh
• Peak demand savings of 1,847 kW in the summer and 161 kW in the winter
• Annual cost savings of $436,403
• A 1.1 year simple payback on the owner’s investment after the incentive payment
